Who we are

This website is operated by The Gambino Luxury Living Team, a real estate team at The Real Estate Collective serving Summit County, Colorado. If anything in this policy is unclear, email us at sara.gambino@trecsummit.com and we will be glad to explain.

What we collect

Information you give us

• Chat with Maren, our AI assistant. What you type into the “Ask Maren” chat goes from your browser straight to Altitude Mountain Scaling LLC (altitudemountainscaling.com), the company that runs Maren for us, along with your chat session id. See The AI assistant below. Please don’t include sensitive personal information (financial account numbers, government IDs, health details) in chat messages. It isn’t needed to answer questions about real estate.
• AI search. What you type into the AI search bar is sent to this site’s own server, which asks Anthropic’s Claude to turn it into a listing search.
• Calls and texts to (970) 432-4989. Our main line is answered day or night by our AI assistant, Maren, run for us by Altitude Mountain Scaling LLC through Twilio. Calls are not recorded as audio. What you say is turned into text as you talk, and the written transcript and a summary are kept in our client-management system. Text messages to that line are kept the same way. Maren can hand a call or a conversation to a person on the team.
• Our contact and home-value forms. The forms on our Contact and home-value pages send your name, email, phone, and message from your browser directly to Themis (themis.altitudemountainscaling.com), our client-management system, which also records the consent wording you were shown, your IP address, and the time. The home-value form also collects the property address and returns an automated estimate from RentCast or ATTOM, looked up through Themis. It is not an appraisal. If you tick the optional “monthly update” box on that form, we send one short email a month with your updated estimate; we record that you ticked it, and the words beside the box. Every one of those emails has an unsubscribe link, and you can also stop them by emailing sara.gambino@trecsummit.com. Leave the box unticked and you get the estimate alone.
• The pop-up message form. The short form that pops up on the site sends your name, contact details, and message to this site’s server, which passes them to Themis.
• What happens after you send a form. Maren may email you an automatic reply from maren@reply.gambinoluxuryliving.com, with the team copied. Your details become a lead in the team’s follow-up pipeline: we tag leads by what you asked about and how you found us, and the team may follow up by email or phone. Automatic follow-up texts are sent only if you agreed to receive texts.
• Contact you initiate. Email and phone links on this site open your own mail or phone app. What you send us that way is used to respond to you and to provide real estate services you request.

Information collected automatically

• Standard server logs. Like nearly every website, our hosting provider (Vercel) records basic technical data (IP address, browser type, pages requested, timestamps) for security and troubleshooting.
• How you found us. The visit_source cookie described under Cookies records the page you landed on, the site that sent you, and any campaign tags. It is set for every visitor, whatever you choose on the cookie notice.
• AI search usage meter. Before an AI search runs, this site’s server asks the usage meter of Altitude Mountain Scaling LLC whether the request is within our daily limits, sending a hashed (scrambled, one-way) version of your IP address so Altitude can count requests per visitor per day without seeing the address itself.
• Images from other hosts. Blog cover images and some listing photos load straight from the servers that store them (Themis for blog covers, the listing photo service for listing photos), so those hosts receive your IP address when the images appear.
• Maps. Our property maps load map tiles from CARTO (basemaps.cartocdn.com), drawn from OpenStreetMap data, so CARTO receives your IP address and the map area you view.
• Google review photos. Reviewer photos next to our Google reviews load from Google, so Google receives your IP address when they appear.

• Google Ads measurement. We advertise on Google, and if you click Accept on our cookie notice this site loads Google’s ad tag so we can tell which ads lead people to contact us. Until you accept, the tag is not loaded and nothing is sent to Google. If you accept, Google receives the page you are on, your IP address and browser details, and that a message was sent; it may also set its ad cookies, record whether you arrived from one of our ads, and receive a hashed (scrambled, one-way) copy of the email or phone you type into a form so your message can be matched to the ad, under Google’s privacy policy. If you decline, or your browser sends a Global Privacy Control signal, the tag is never loaded and nothing about your visit is shared with Google.

Beyond that, we do not run social media pixels or other third-party analytics on this site. The cookies and browser storage this site uses are listed under Cookies below.

Cookies

The first time you visit, a short notice asks whether you accept Google’s ad cookies. Google sets no cookie here until you click Accept. Decline, and you can still search listings, read about every town, and reach the team exactly the same way. You can change your answer any time with “Cookie settings” at the bottom of every page; we ask again after 12 months. If your browser sends a Global Privacy Control signal, we treat it as a Decline, as the Colorado Privacy Act requires. Your choice covers Google’s ad cookies only. The items below are set either way.

Set for every visitor

• visit_source (cookie, this site only, 90 days). Remembers how you found us: the page you first landed on, the website that sent you (for example a search engine), and any campaign tags in the link you clicked, so if you get in touch the team knows what brought you here. It is set whether you accept or decline. Your browser sends it back only to this site; we never share it with ad companies and we never sell it.
• lang (cookie, this site only, 1 year). Set only when you use the English/Spanish language switch, so the site remembers the language you picked.
• cookie-consent (stored in your browser, 12 months). Your Accept or Decline, so we don’t ask on every page.
• gll-chat-session (stored in your browser until you clear it). A random id that keeps your conversation with Maren together from page to page. It is sent with your chat messages.
• contact_auto_opened (stored in your browser until you clear it). Notes that you’ve seen our greeting pop-up, so we don’t show it twice.
• lead_utm and gambino-intro (stored in your browser until you close the tab). The campaign tags from the link you arrived on, sent with a message only if you contact us, and whether you’ve already seen the home page’s opening.

Only if you accept (Google Ads)

• Google Ads cookies (third party, Google). Once you accept, Google’s ad tag sets its own cookies, such as _gcl_au on this site (about 90 days) and cookies on Google’s own domains. They measure which of our ads led to a message and may be used to show you our ads elsewhere. You can turn off personalized ads at adssettings.google.com.

We don’t run social media pixels or other analytics. You can also block or delete cookies in your browser’s settings; the whole site, including listings, search, and the contact form, still works without them.

The AI assistant

Maren, our chat and phone assistant, is run for us by Altitude Mountain Scaling LLC. Chat messages go from your browser straight to altitudemountainscaling.com, where they are stored in Altitude’s database, and replies are written by Anthropic’s Claude, subject to Anthropic’s privacy policy. Chat transcripts, and any name, email, or phone you share, are filed into Themis as a lead. When Maren hands a conversation to the team, the team is notified by text or email. Our AI search also uses Claude, through this site’s own server. We use these conversations to answer you and to follow up about the real estate help you asked for.

Text messaging

Texts about your inquiry, home search, or sale come from our team. The messaging program is operated by Themis Marketing Solutions, LLC on our behalf. We text only people who opted in, either by ticking the consent box on our Contact or home-value form or by texting us first. Message frequency varies. Message and data rates may apply. Reply STOP to stop receiving texts, or HELP for help. Consent is not a condition of any purchase. Carriers are not liable for delayed or undelivered messages.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

For texting we keep your phone number, the consent wording you were shown, the time and IP address of your opt-in, the messages, and any STOP or HELP replies.

How we use information

• To answer your questions and provide real estate services you ask for.
• To follow up on your inquiry by email, phone, or (if you opted in) text.
• To send the monthly home-value email, only if you asked for it.
• To know which pages, links, and ads bring people to us.
• To operate, secure, and troubleshoot the website.
• To meet legal and regulatory obligations that apply to licensed brokers.

What we share (and what we don’t)

We do not sell your personal information, and we don’t share it with third parties for their own advertising. We share information only with the service providers who help us run the site and answer you, when a transaction you’re part of requires it, or when the law requires it. Those providers are:

• Altitude Mountain Scaling LLC, which runs Maren (chat, phone, texts on our main line, and automatic email replies).
• Themis (Themis Marketing Solutions, LLC), our client-management system, which receives form submissions, chat and call transcripts, and leads, and which sends our texts and the monthly home-value emails.
• Anthropic, whose Claude model writes Maren’s replies and powers the AI search.
• Twilio, which carries calls and texts.
• Resend, which delivers automatic emails.
• Vercel, which hosts this site.
• CARTO, which serves our map tiles.
• Google, for Google Ads measurement as described above and for our Google reviews and reviewer photos.
• RentCast or ATTOM, which receive the property address when you ask for a home-value estimate.

Retention & security

We keep information only as long as needed for the purposes above or as required by Colorado real estate record-keeping rules, and we use reasonable technical and organizational safeguards to protect it. No website can guarantee perfect security, so please use discretion in what you send.

Your choices

You can browse this entire site without creating an account, and you can decline Google’s ad tag. One thing happens either way: the visit_source cookie is set. You can change your cookie choice any time with “Cookie settings” at the bottom of the page, and reply STOP to any text to stop texts. If you’d like us to correct or delete information you’ve sent us, email sara.gambino@trecsummit.com and we’ll honor the request unless a legal obligation requires us to keep a record. The monthly home-value email stops with the unsubscribe link in any of them.

Your Colorado privacy rights

Under the Colorado Privacy Act you may ask us to confirm whether we hold personal information about you and to give you access to it; to correct it; to delete it; to give you a portable copy of the information you provided to us; and to opt you out of targeted advertising. We do not sell personal information or make decisions about you by profiling. The Google Ads cookies described above are the only targeted-advertising use on this site, and you can decline or withdraw them with “Cookie settings” at the bottom of every page or by sending a Global Privacy Control signal, which we honor.

To exercise any of these rights, email sara.gambino@trecsummit.com from the address you used with us, or tell us the name, email, and phone you gave us so we can find your record; we may ask for enough detail to confirm it is you. We answer by email. If we decline a request, you can appeal by replying to our decision email and saying you want to appeal, and we will review it again and answer in writing. If we deny the appeal, you may contact the Colorado Attorney General.

Children

This site is intended for adults and isn’t directed to children under 13. We don’t knowingly collect information from them.

Changes to this policy

If we change how this site handles information, we will update this page and the date at the top, and we will note material changes prominently.
