Who we are

This website is operated by The Gambino Team (Sara Gambino Real Estate Group), a real estate team at milehimodern serving Summit County, Colorado. If anything in this policy is unclear, email us at sara.gambino@milehimodern.com and we will be glad to explain.

What we collect

Information you give us

• Messages to our AI assistant. Anything you type into the chat widget or the AI-powered search is sent to our server so we can generate a response. Please don’t include sensitive personal information (financial account numbers, government IDs, health details) in chat messages — it isn’t needed to answer questions about real estate.
• Contact form submissions. When you send a message through the contact form, your name, contact details, and message are delivered to the team’s inbox in our client-management system so we can respond. They are used for that purpose only.
• Contact you initiate. Email and phone links on this site open your own mail or phone app. What you send us that way is used to respond to you and to provide real estate services you request.

Information collected automatically

• Standard server logs. Like nearly every website, our hosting infrastructure records basic technical data (IP address, browser type, pages requested, timestamps) for security and troubleshooting.

Beyond that, we do not run advertising trackers, social media pixels, or third-party analytics on this site.

Cookies

This site does not set cookies — none for tracking, none for advertising, none at all. You can browse every page without accepting anything.

The AI assistant

Our chat widget and AI search are powered by Anthropic’s Claude. Messages you send are transmitted to Anthropic’s API to generate a reply, subject to Anthropic’s privacy policy. We use the conversation only to answer your questions; we do not build marketing profiles from it.

How we use information

• To answer your questions and provide real estate services you ask for.
• To operate, secure, and troubleshoot the website.
• To meet legal and regulatory obligations that apply to licensed brokers.

What we share (and what we don’t)

We do not sell your personal information, and we don’t share it with third parties for their own advertising. We share information only with service providers who help us run the site (our hosting provider, Anthropic as described above, and the client-management system that receives contact messages), when a transaction you’re part of requires it, or when the law requires it.

Retention & security

We keep information only as long as needed for the purposes above or as required by Colorado real estate record-keeping rules, and we use reasonable technical and organizational safeguards to protect it. No website can guarantee perfect security, so please use discretion in what you send.

Your choices

You can browse this entire site without creating an account or accepting any tracking. If you’d like us to correct or delete information you’ve sent us, email sara.gambino@milehimodern.com and we’ll honor the request unless a legal obligation requires us to keep a record. Colorado residents may have additional rights under the Colorado Privacy Act.

Children

This site is intended for adults and isn’t directed to children under 13. We don’t knowingly collect information from them.

Changes to this policy

If we change how this site handles information, we will update this page and the date at the top, and we will note material changes prominently.
